NOTICE OF PUBLIC HEARING AND INTENTION
TO ADOPT ORDINANCE
NOTICE is hereby given that the Board of Supervisors of East Manchester Township at their regularly scheduled public meeting on Tuesday, October 14, 2025 at 6:00 p.m. at the Township Office at 5080 North Sherman Street, Mt. Wolf 17347, will hold a public hearing, after which hearing and during which meeting also intends to consider for adoption “AN ORDINANCE AMENDING THE EAST MANCHESTER TOWNSHIP, YORK COUNTY, PENNSYLVANIA, ZONING ORDINANCE TO CREATE A NEW AGRICULTURAL INNOVATION (AI) DISTRICT AND TO PROVIDE FOR THE REGULATION OF DATA CENTERS.” Section 1 of the Ordinance adds a new Agricultural Innovation (AI) District to East Manchester Township; Section 2 provides the specific intent, permitted uses and special exceptions, lot area and bulk regulations, and limitations for the AI District; Section 3 establishes the standards for Data Centers as a permitted use in the AI District; Section 4 adds a definition for “DATA CENTER”; Section 5 adds a definition for “DATA CENTER ACCESSORY USES”; Section 6 adds a definition for “DATA CENTER EQUIPMENT”; Section 7 amends the definition of “WAREHOUSE”; Section 8 provides a repealer; Section 9 adds severability provisions; Section 10 makes the ordinance effective immediately after its approval as provided by law.
